Nigeria needs homes, and homes need patient money. Here's where investors fit.
PropPay helps working Nigerians work out what they can afford, find homes NISH has checked and reach financiers. Investors, financiers and funders can help far more of them get the keys. We don't take investments through the app yet, but we're speaking with partners now.
The gap
Nigeria is short of millions of homes, and the gap grows every year as cities fill up. The people most affected aren't the poorest: they're nurses, teachers, civil servants and small-business owners who earn steadily but can't find a home, or a way to pay for one, that fits their income.
Where the money gets stuck
Housing needs money at two points, and both are hard to find. Before a home is built, sellers need construction finance, often at rates that push prices beyond what buyers earn. When a buyer is ready, they need finance that lasts 15–25 years, but long-term mortgages are scarce and costly, so most people save for years or build bit by bit.
Patient capital at either point lowers the price of a home or the monthly cost of owning one. That's where investors come in.
Five ways investors can help
- 01
Fund construction of verified estates
Finance homes that NISH has checked for title and approvals, with buyers already lined up through saved budgets.
Suits: development finance, real-estate funds
- 02
Back long-term mortgages
Provide long-term funding through mortgage banks and other lenders, so buyers get longer terms and smaller monthly repayments.
Suits: banks, pension-linked funds, DFIs
- 03
Support cooperative housing
Match or guarantee savings for cooperative members so groups can buy together.
Suits: employers, unions, foundations
- 04
Build estate infrastructure
Roads, water, power and solar that make affordable estates liveable and keep homes valuable.
Suits: infrastructure and climate funds
- 05
Help first-time buyers reach a deposit
Grants or matched savings that help lower-income households reach a deposit on a home NISH has checked. The money never sits with PropPay, and every naira is traceable to a real purchase.
Suits: donors, philanthropies, corporate foundations
What PropPay brings to a partnership
Real demand, checked homes, and records you can trace.
Demand you can see
Anonymised data from buyers' budgets: how many people, what they can afford, where they want to live and when. Shared in aggregate, never as personal data.
Homes that have been checked
Title, approvals and seller registration checked before a home is listed.
Reach through cooperatives
Savings groups, employers and unions bring members who already save regularly.
Reporting
Regular reports on homes delivered, households housed and repayments, built to your requirements.
Paying for homes through PropPay opens in Phase 2. Buyer money will never sit with PropPay.
What we don't do yet
PropPay doesn't offer investment products to the public today, and nothing on this page is an offer or investment advice. If we ever open investing to individuals, it will run only under the Securities and Exchange Commission's rules, with its own full disclosures. Until then, we work with organisations directly.
