Buying a home

What is PropPay?

A free way to work out what home you can afford, find homes NISH Affordable Housing has checked, and see which financiers could lend to you, with their real rules. It's run by NISH Affordable Housing Ltd. You can't pay or apply for finance through PropPay yet.

Does it cost anything to use?

No. Working out your budget, making an account, browsing homes and contacting sellers are free. No money moves through PropPay today.

Can I use PropPay from outside Nigeria?

Yes. Pick "Living abroad" when you sign up and enter your pay in the currency you earn. We convert it with a safety margin (currently 10%) so exchange-rate changes don't stretch you. You can also find an NBA-verified lawyer in Services.

How do I ask about a home?

Sign in and tap "Ask the seller" on the home's page. The seller and NISH both see your question, and the reply comes to your PropPay messages.

How does the calculator work?

Enter your take-home pay, what you already repay, your age, years in your job and what you've saved. We work out the most you could repay each month, the loan that buys, and the home price it reaches, using rules NISH publishes.

Is my result a loan offer?

No. It's an estimate. Only a financier can approve a loan, after its own checks.

Is my result saved?

Not to your name, unless you save it to a free account. We keep an anonymous copy of the figures (rounded, with the area you searched and no contact details) to count calculator use and show demand by area. It can't be linked back to you.

Money

Can I pay for a home through PropPay?

Not yet. Saving your deposit and paying through PropPay open in Phase 2. Until then, don't pay anyone who says they're paying "through PropPay".

Where will my money go when payments open?

Never to PropPay. Before anyone can pay through PropPay, we'll publish exactly how it works: who holds the money, when the seller is paid, and how refunds work. Today, any deal you make is directly with the seller or lender, outside PropPay. Before you pay, check the account is in their registered company name.

Can I pay through my cooperative?

Not yet. Today your cooperative can list you, match you with homes and register interest for you. Cooperatives paying deposits for members opens in Phase 2.

Sellers

Who can sell homes on PropPay?

Registered companies and estates whose company registration (CAC), title documents and approvals NISH can check. Selling a single home you own is planned for later.

How does a listing go live?

Add your company, then list a home with at least 5 photos, a floor plan and title documents. NISH checks it, usually within 2 working days, and it goes live once approved.

What does it cost to list?

Nothing in Phase 1. Any fee for later phases will be shown to you before you list.

Financiers

Who's in the financier directory?

Mortgage banks, microfinance banks, finance companies, cooperatives that lend, and government lenders (NHF). Partners have signed with PropPay. Others are listed with their published rules and the date NISH last checked them.

Can I apply to a financier through PropPay?

Not yet. Applications open in Phase 2. Tap "Register interest" on a financier's page and we'll tell you when they do. Until then, apply to listed financiers directly.

Service providers

How do I find a lawyer, surveyor or valuer?

Open Services and pick the service and state. Everyone there has had their registration checked by NISH with their professional body, such as the NBA for lawyers. Sending an enquiry is free. You agree the fee and terms directly with them. No money goes through PropPay.

How do I offer my services?

Sign up as a service provider. Choose up to 3 services and send proof for each: your registration number and certificate. NISH checks them with your professional body. Only verified services can be found and receive enquiries.

Do I pay PropPay anything?

No. Listing your services is free in this version. You agree your fee and terms directly with the buyer. No money goes through PropPay.

Investors and partners

Can I invest in property through PropPay?

No. PropPay doesn't offer investments to the public. If that ever changes, it will be only under the SEC's rules, with its own full disclosures. Organisations can talk to us about partnerships now.

Account and privacy

Do you need my NIN or BVN?

No. In Phase 1 we don't collect NIN, BVN, ID documents, bank or card details, payslips or credit reports. We confirm your email address, or your phone number if you choose a text code. If a later feature needs more, we'll update the privacy notice and tell you before we collect anything.

Who can see my information?

You, and NISH staff whose job needs it (their access is logged). When you enquire about a home, that seller sees your name, contact details and message. When you send an enquiry to a service provider, they see what you put in it, and your contact details only if you share them. If your cooperative added you, it sees only what it uploaded until you accept. After that it sees your match status and any interest registered for you, never your messages. Financiers don't get your details in Phase 1. Sellers and financiers see only anonymous totals, never names. We never sell personal data.

Can I delete my account?

Yes, from Profile › Privacy & data › Delete my account. We confirm by email and delete your data within 30 days. We keep only what we must, such as the security log and records of what NISH checked, for the periods in the privacy notice. You can also download your data first.
